This project will FAIL to achieve the goal, better access for everyone. NO PARKINIG, NO BATHROOMS, The shoreline WILL NEED DREDGING because its too shallow to launch a boat. There is about 6" of water when you step off Lot13 and into the Lake because the water coming out of the ground on site contains SAND. It has and will continue to reduce the depth of the water.
Who will actually be able to use this for better lake access????
This plan shows a lack of thought and care for our community. Failure to bring this to our membership has caused an action to be filed against BCL. The board has retained another Allentown attorney. This will be a long expensive process which the board will most likely lose incurring debt for our community.
Where is the budget? How much will it cost? How much has BCL already spent on (Lawyers)Tom Nanovic and the new guy in Allentown? A member ask for a budget 4 months ago at the meeting, still waiting.
1. This project will not create a usable access point. The Lake is extremely shallow in this area, check it out for yourself. The sensitive nature of this property is on display for all to see, LOT13 delivers CLEAN SPRING WATER TO OUR LAKE. With that water comes sand, the sand is the medium which cleans the water but also is carried up and out of the ground. It is then deposited as sediment near the shoreline. Should we really be messing with a source of clean spring water feeding our lake?
2. The BCL Board has hidden this from the community by keeping all discussions closed to the membership; they used "executive session" and attempted to slide this under the radar. If the board had acted in an ethical manner this project would have been discussed with the entire community where we could have brought better ideas and discussed possibilities that would actually achieve the goal of better Lake access.
3. This is the worst type of site for lake access, it is environmentally sensitive, located on top of a spring which delivers water to our lake. It is a small but long property and unlike other lake access areas. Lot 13 is very narrow and full of beautiful Oak and Maple trees. The lot offers very limited access to the lake and will disturb not only the adjacent neighbors but the entire street. According the limited information from our Board - GOLF CART PARKING ONLY and NO BATHROOMS.
4. This is a Residential lot, the Board has exceeded its powers by attempting to change it and opened us all to multiple law suits. Our community already told the Board we will NOT give them more power, so they have decided to attempt to take what we the members have already rejected in their "PROPOSED BYLAW CHANGES".
5. If the Board actually wins in court they will have weakened YOUR PROPERTY RIGHTS. What will happen the next time they decide to put a Dog Park next to your house?????
6. All of us, the membership, will be responsible to pay damages to the properties adjoining Lot 13, because the new access area unlawfully changes the use of the property and damages the value of the neighbors properties. All this could be avoided by simply communication and finding a reasonable solution- something our Board has never done.
7. There are MANY other options, which we members have never heard discussed because the Board chose to do this without our opinions.
8. This is would be the ONLY Lake ACCESS area easily accessible by non-Members. 3 minute walk or 8 second drive off Behrens Rd. Who are we building this for??????? Members can't drive there, but non-Members can.
Based on the cost of BCL's attorney, the project itself, addtional security and the possibility of BCL having to pay the Plaintiff's attorney costs. This could increase EVERY MEMBER'S dues by $100-$200 additional dollars this year alone. And next year???
Properties owned by our Association, note that there are other sites for additional lake access which would not disturb neighbors.

No room for proper setbacks from adjacent properties. The new boat launch will be a few feet away from one neighbor's existing dock/deck.
